You don't need 100 rentals.
You may just need one bigger deal.
Moving into commercial real estate isn't about collecting more doors for the sake of collecting doors. It's about learning how to find opportunities where one acquisition can materially change your cash flow and net worth.

On January 9, we're going to teach you the process behind finding, analyzing, creating value in, and funding opportunities like these.
These examples reflect specific past results. Individual results will vary and are not guaranteed. This is educational content, not investment advice or a promise of returns.
You're probably closer to commercial real estate than you think.
If you already understand tenants, property management, renovations, contractors, financing, leases, and risk, you are not starting from zero.
You are learning how to apply skills you already have at a larger scale.
Bigger deals aren't necessarily harder deals. They require a different set of skills.
January 9 is designed to teach you those skills.

Matt Drouin
Commercial Real Estate Investor · Partner, OakGrove Companies
Matt began investing in real estate in 2006, initially buying and renovating houses and small multifamily properties.
Over time, he made the same transition many investors attending this event are trying to make: from buying individual houses and small rentals… to acquiring larger multifamily, office, retail, mixed-use, and commercial properties.
Today, Matt is a full-time commercial real estate investor and partner at OakGrove Companies, where his work includes acquiring, repositioning, leasing, financing, and redeveloping commercial properties.
This event is not designed to teach commercial real estate from a textbook. It is designed to teach the actual framework Matt and his clients use to evaluate and pursue larger deals.

This isn't just a day of information.
You should leave Buffalo knowing exactly what to do next.
By the end of the day, you'll have a framework for:
- Defining your commercial real estate buy box
- Finding commercial opportunities both on-market and off-market
- Quickly determining whether a deal deserves deeper analysis
- Understanding NOI, cap rates, DSCR, cash flow, debt, and valuation
- Recognizing ways to create value through rent growth, vacancy reduction, leasing, expense management, and repositioning
- Understanding the financing options available for larger acquisitions
- Structuring a preliminary capital stack
- Approaching brokers, owners, lenders, and capital partners with confidence
- Building a 30-day action plan for your first or next commercial acquisition
Find. Analyze. Create Value. Fund.
Four pillars that take you from "someday" to a repeatable process for getting your first big commercial deal under contract.
Find deals worth pursuing.
- How commercial deals actually get sourced
- Building relationships with commercial brokers
- Finding off-market owners & motivated sellers
- Selecting markets & developing a commercial buy box
- Knowing which properties deserve your time
Learn how to find opportunities before they become another listing sitting in the LoopNet or Crexi trash bin.
Know quickly whether the deal makes sense.
- NOI, cap rates, cash-on-cash return, DSCR, debt yield
- Rent rolls, T-12 financials, expense ratios, vacancy
- Commercial leases & debt service
You do not need to become an Excel wizard. You need to quickly answer one question: Is there an opportunity here?
Learn how commercial investors create equity.
- Increasing rents & filling vacancy
- Leasing vacant space & lease restructuring
- Expense reduction & operational improvements
- Property repositioning
Commercial real estate lets you influence property value by increasing sustainable NOI.
Learn how bigger deals actually get capitalized.
- Commercial banks, community banks & credit unions
- Seller financing, private investors & joint ventures
- Preferred equity, lines of credit & retirement funds
- Equity partners & structuring the capital stack
You may not need millions in your checking account. You need to understand how the right deal can be financed and capitalized.
This is why commercial real estate is different
In commercial real estate, value is driven by income — not comps. Increase sustainable NOI and you can materially influence property value.
Create $100,000 of sustainable NOI at a 7% cap rate and, all else equal, the resulting valuation difference is approximately $1.43 million. That's the math that shifts how you see every property.
Already looking at a deal? Bring it with you.
This is designed to be a working session — not seven hours of PowerPoint. Bring your laptop.
If you're already looking at a multifamily, retail, industrial, office, or mixed-use property, bring the offering memorandum, rent roll, financial statements, or deal information with you.
You'll be able to apply the concepts you're learning to real opportunities during the day.
Selected attendee deals may be discussed or analyzed live during the event. Not every attendee's deal will receive individual analysis.

Live Acquisition & Cash Flow Underwriting
Hands-on modeling: NOI, cap rates, debt service, and cash flow analyzed in real time.
Here's how we'll spend the day
Agenda subject to minor adjustments.
Which type of commercial real estate is right for you?
You don't need to decide before you arrive. Part of the day is learning how each asset class works so you can recognize where your experience, market and resources give you the biggest advantage.
Multifamily
Apartments, workforce housing and value-add properties.
Retail
Neighborhood centers, strip plazas and mixed-use properties.
Industrial
Warehouses, flex space, manufacturing and distribution.
Office
Medical, professional and value-add office opportunities.
This event is for you if…
- You already own rental property but feel like accumulating more small properties is becoming a hamster wheel.
- You understand residential real estate but commercial underwriting still feels like another language.
- You're comfortable buying a $200K–$500K property but don't understand how investors make the jump to $2M, $5M, or $10M acquisitions.
- You find commercial properties online but aren't confident determining which deals are actually worth pursuing.
- You want to understand how larger deals can be financed without relying entirely on your own cash.
- You've been telling yourself, "Someday I'm going to get into commercial real estate."
This event is designed to turn "someday" into a plan.
Don't just take my word for it.
Hear from investors who made the jump into bigger deals.
